Homeownership is more than just hype; it is the gateway to long-term and short- term financial empowermemt and important part of wealth building.  Owning a home long term, builds an equity nest egg and short term,  it affords potential tax deductions and you pay yourself instead of paying a monthly rent to a landlord.  

Thinking differently and behaviors that match your goals can start you on your path to homeownership.  The following tips are suggested to get started and discussed in our mentor program: 

• Know how much house you can afford? Work with an agent to get a pre-approval letter.
• Check and strengthen your credit.  Credit scores affects loan options, mortgage rate and home buying budget. 
• Save for a down payment.  The average down payment for a first-time home buyer is 6 %. On a $250K home purchase that would be just $15K . There are loan programs that let you buy for even less than 6% down.  Working with a trusted agent will help you navigate one of the biggest purchases a first-time buyer will make. 
• Know your debt-to-income ratio. A 45 % debt ratio is about the highest ratio you can have and still qualify for a mortgage.
